Landlord certificate: From November 1, moving back is complicated

Legislative amendment to November 1: The landlord certificate comes back

Simply changing clothes will soon be over: From the 1st of November we need a landlord certificate again! Without fake, we face high fines.

Maybe one or the other remembers, because ten years ago there was the landlord certificate or Wohnungsgeberbestätigung ever. At that time, however, it was abolished because it was too bureaucratic. But apparently it is so necessary that it comes back now, despite the effort involved: and already from the end of next week, from 1 November. The law was passed in 2013.

We need the certificate if we want to move in or out of a flat.

If we move, we have to register with the registration office within two weeks of moving in. Then we also need the landlord certificate from our new landlord. Otherwise, we face a fine of up to 1000 euros. If our landlord has not managed to issue us the certificate by then, the fine threatens him.

The confirmation must contain the following data:

  • Name and address of the landlord
  • Type of reportable transaction with move-in or pull-out date
  • address of the apartment
  • Names of reportable persons.

Why the whole?

The law should prevent bogus registrations.

Anyone who offers a residential address to another without actually moving or moving there must expect a fine of up to 50, 000 euros.
